Custom home vs. spec home

The key difference between spec and custom homes is who makes the decisions: with a spec home, the builder selects the plan, finishes, and schedule; with a custom home, you choose the design and finishes.

A custom home is commissioned by the owner, who selects the lot, guides the architectural design, and approves materials throughout the project.  A spec home is built according to the builder's schedule and budget, then sold during or after construction.

A custom home typically takes 12 to 18 months from initial design to move-in. The custom-building timeline includes four main phases:

1.      Site selection and feasibility review (1–3 months)

2.      Design development and permitting (3–6 months)

3.      Home construction (9–15 months, depending on size and complexity)

4.      Final inspection and project closeout (1–2 months)

While building a custom home is a longer, more involved process, it results in a home tailored to your family's lifestyle and personal tastes.
